Chapman Woods:
With 462 homes and neighboring San Marino, Chapman woods is a neighorhood North of Huntington Drive, South of Del Mar, West of Rosemead and East of Edison right-of-way (around La Presa). The homes are pretty conforming, most are one level Traditional Ranch style. Real estate in Chapman Woods starts around $600,000 and can run as high as $1+ million range. Chapman Woods is known for the beautiful mature trees offering lush and shady back yards to homeowners. There's an informal neighborhood association with block representatives keeping the neighborhood conforming.
Chapman Woods is also known for quite a bit of movie and tv filming activity. Don't be surprised to see a slew of movie trucks driving through the streets.
Caltech:
Named for its proximity to the world reknowned Caltech Institute, this neighborhood can be found North of California and South of Del Mar/Colorado, East of Hill to Sierre Madre Blvd. Many Spanish homes, Tudor properties and Traditionals can be found here ranging between $600,000 to low $1 million. However, homes are being updated and renovated in large numbers driving prices higher. You will find many long term home owners, Caltech professors, students attending Caltech and PCC trying to find rooms to rent. It's also just North of San Marino with easy access to Lacy Park, shopping and restaurants on Colorado Blvd and of course, just a few blocks away from the end of the Rose Parade route.
Oak Knoll:
A Pasadena neighborhood just south of California Blvd and East of Lake Ave to San Marino is known for the "grand dame" homes, estates of Pasadena. With architecture of the famous Greene & Greene brothers, Sylvanus Marston and Wallace Neff, it's a beautiful area to visit and enjoy the character and beauty of homes built in the early 1900s. It's home to the Langham Hotel, the Blacker House, the Dome house and quite a few more architecturally significant homes. Home buyers need to be prepared to spend millions to live and entertain in this very desirable area.

Madison Heights:
Madison Heights neighborhood is adjacent to Oak Knoll and the homes, while generously sized, are not quite as grand as some of the estates in Oak Knoll. Located South of California to below Glenarm, East of Marengo, West of Lake. Perfect for many wanting to live close to the South Lake District, Madison Heights is a close-knit neighobrhood that seems to be teeming with young families that enjoy the annual 4th of July parade and proximity to both South Pasadena and San Marino.
