Leave a comment » Pasadena Real Estate Market and Housing Report - October 2008Pasadena California real estate market update for October 2008Pasadena's real estate inventory of homes has decreased in October to 127 units overall - inclusive of single family residences, condos and townhomes. It is not surprising as folks are getting ready for the holiday season and in the natural annual cycle of real estate, we expect to see less inventory to choose from. The sales have closed strongly in October at 117 units. Next month, we will see a marked decrease in this number as evidenced by the decline in the Pasadena home buyers going into escrow in October. This month, I was able to catpure the median Pasadena home sales price and will be adding that information to all future reports. Median home sales prices provide a more accurate picture since the median signifies that 50% of Pasadena homes sold for more and 50% of these homes sold for less. Hope that you will find it useful. Market Action Indicator for Pasadena's real estate is currently in the buyer's zone though not strongly so. The 90-day Market Action Index stands this week at 22 so buyers should expect find reasonable levels of selection. Inventory levels have been relatively consistent relative to sales. Despite the fact that there is a relatively high amount of available inventory, this Buyer's market is still seeing prices move higher. Given inventory levels, these price conditions are relatively fragile. If the market cools off further, the price trend is likely to reverse.
The highest sold home in Pasadena for October was at 485 South Grand Avenue, a 4 bedroom/4 bath luxury estate with 6,000 sq. ft. on a 24,345 sq. ft. lot which sold for $4,300,000 at 95.56% of its asking price. The lowest sold home in Pasadena for October was 476 East Mountain Street, a 1 bedroom and 1 bath with 624 sq. ft of a 2,580 sq. ft. lot whcihc sold for $233,000. This home sold over its original asking price of $226,900. Overall, October's single family residences sold at 95.20% of their asking price.

Leave a comment » Pasadena Real Estate Market Report - September 2008Pasadena California Real Estate September 2008 Market ReportAs September rolls around, home buyers usually see a decrease in new homes on the market. Not this September - Pasadena's real estate inventory is as strong as it was during the summer months. Pasadena home inventory increased for Single Family Homes (SFR), Condos and Townhomes - across the board. Absorption rate is going up as well which means that these pasadena home listings will take longer to sell than before. Pasadena SFR sales sold close to asking price at an average of 96.62%. 25 out of 59 home sales sold at full price or over asking. The lowest priced closed SFR sale was for $230,000 at 816 Lincoln Avenue. The highest priced closed SFR sale closed at $2,950,000. This Pasadena luxury home was at 1805 Kinneloa Mesa Road. READ MORE: Pasadena Real Estate Market and Housing Report for October 2008 Looking at the Pasadena condominium statistics below, you will notice that the price per square foot of homes sold increased from $397 to $445. The driving force behind this increase is the multiple sales of condos in the new condominium project at 217 S. Marengo in Pasadena. Pasadena home shoppers want newly built homes and are willing to pay for them. The Market Action Index indicator has remained relatively flat not providing strong indicators for real estate market conditions.

At the same time the number of homes under contract is a lot lower in August than in previous summer months - again the cyclical nature of the beast. During the months of June and July, volume of both sales and pending (homes under contract) sales goes up and in the fall months we start seeing a "slow down" in the Pasadena real estate market. Luxury homes in Pasadena had a lot of movement - 19 homes sold over 1 million dollars. The highest priced Pasadena luxury home sale for August 2008 was at $5,750,000 on 455 S. San Rafael and sold in a bit over 2 months. Pasadena Market Action IndexThe PASADENA real estate market is currently in the Buyer's Market zone (below 30), though not strongly so. The 90- day Market Action Index stands this week at 21 so buyers should expect find reasonable levels of selection. The market has settled in at a relative stasis in inventory and sales conditions. It's a Buyer's market that has seen prices trend lower. Expect that consistent up trends in demand will be required before price trends change significantly.

Leave a comment » A Home in a BoxWhat makes a craftsman bungalow so special?I was just reading Petrea Burchard's post about a Pasadena bungalow that she photographed and was reflecting on the fascination that many of us have over these beautiful bungalows that make Pasadena so special. What draws us to these homes? Is it because they were so affordable and yet so beautiful? Most of the homes in the Bungalow Heaven historic landmark district literally came out of the box. In the early 1900s, you could buy a bungalow kit from Sears Roebuck if you lived on the East coast or on the West coast from The Ready Cut Bungalow Company. These bungalow kit homes were priced from as little as $650. Of course, the owners needed to throw in an extra $150 towards plumbing fixtures and a lot of sweat labor. Or, is it because a lot of these Pasadena bungalows, also known as, California Bungalows, were built in the early 1900 when the Pasadena population was growing at an enormously fast rate? Pasadena's Bungalow Heaven saw its population quadruple to 45,000 in 1920 from 10,000 in 1900. I think that our love for the Pasadena bungalow is simply due to the simplicity and beauty of the bungalows design - kit or no kit. So what is a Bungalow kit home? Rosemary Thornton, co-author of the book about kit houses answers:
"Kit homes were sold via mail order catalogs and shipped to the wanna-be homeowner in about 10,000 pieces. These complex do-it-yourself kits came with a 75-page instruction book that told you how all those pieces went together. Kit home companies promised that a man "of average abilities" could build his own kit home in about 30-90 days."
Can you imagine ordering your home on-line and then having to go through a 75-page manual and 10,000 separate pieces to put it together? To me, that is a monumental achievement! So maybe, it's not only the charm of these Pasadena bungalows that have us enthralled, but the love and strength that it took to build them, to achieve that ultimate dream - a dream of homeownership, that keeps us in awe. PS The photo above is a home on Holliston Avenue in Historic Highlands. It is not a kit box house. I just think it is one of the more beautiful craftsman homes in Pasadena.
