Sierra Madre lies in the foothills of the San Gabriel Mountains below the Southern edge of Angeles National Forest.  It is bordered by Arcadia and Pasadena and is part of Los Angeles County.

It's a nice town where everyone knows their neighbors, are helpful to each other and block parties are still fun and well attended.

Sierra Madre is known for its Wistaria festival which celebrates its 114 year old, 1+ acre wisteria vine, which is named by the Guinness Book of World Records as the largest blooming plant and one of the seven horticultural wonders of the world.

The town is also home to the only remaining volunteer fire department in the Greater Los Angeles area and has no traffic signals within its town limits. 

This small village in the Sierra Madre Canyon area is noted for being a distinct and unusual community. The Canyon is characterized by narrow and winding roads, lush vegetation, views of the San Gabriel Valley, and small bungalows or cabins.  Some of these homes have spectacular views and offer large private lots.  The downtown has small restaurants and shops.

Sierra Madre's population is almost 11,000 people as of 2007 with 86% being white, 6% asian, a little over 1% black and the rest are classified as "other".

There were 99 home sales in 2007 with a median price of $853,000 and 16 condo sales with a median price of $559,000.  The average age of homes is 42 years old.

The inventory in Sierra Madre is growing quickly.  As of May 2007, there are 43 active homes on the market which means that there are over 5 months of inventory signalling a strong buyer's market.

July 2008 Dusty Deals

As a real estate agent working in and around Pasadena California, I am constantly getting phone calls from buyers looking for great deals. 

If you are looking for a real estate deal, you came to the right place.  I will be posting my "Dusty Deals" by area on a monthly basis right here for your review.

What is a "Dusty Deal" list?  It is a list of real estate for sale including homes, condos and townhomes that have been on the market for over 100 days.  Are all of these great deals?  Not necessarily.  BUT, the seller has been actively marketing their homes for a very long time and is probably ready to deal.

Why are these homes on the market still?  The most likely reason is that they were over priced to begin with.  The first few weeks of marketing a home for sale are the most critical weeks for any seller.  If the property is overpriced, or not marketed correctly, it gets stale.  Local real estate agents ignore these homes and avoid showing them to their buyers.  Potential home buyers look these homes up on the internet, but wonder what is wrong with these homes since they didn't sell.

My take on this is, if you are looking for a deal, these homes are the best place to start.  Why?  Home sellers are tired of showing their homes and most are ready to NEGOTIATE their price and SELL!

Hazardous Waste and E-Waste Roundup

It's that time again to dispose of your household hazardous and e-waste

It's that time again for the California cities of Pasadena, San Marino, San Gabriel, Alhambra, Altadena, Arcadia, Glendale, La Canada Flintridge and South Pasadena to dispose of their household hazardous and e-waste.  This summer's round up will be held in two locations:

  1. Saturday, June 14 from 9 am until 3 pm at Pasadena's Rose Bowl, Parking Lot K (1001 Rose Bowl Drive)
  2. Saturday, June 28th from 9 am until 3 pm at Southern California Edison in Rosemead.  SCE is located on the southwest corner of Walnut Grove Avenue and Klingerman Street.

ADDITIONAL DATES ADDED:

  1. Saturday, August 16th from 9 am until 3 pm at County of Los Angeles Departmetnt of Public Works Headquarters - 900 South Fremont Avenue in Alhambra.  Open for all LA County Residents.  Enter the facility from Orange Street.
  2. Saturday September 13th from 9 am until 3 pm at 900 South Fremont.  Same as item #1.
