Leave a comment » Altadena Real Estate Market and Housing Report for January 2009Altadena is experiencing an increase in inventory and foreclosures for sale. Opportunities for Altadena home buyers exist.January has seen a 31% increase in homes for sale in Altadena California. The inventory stands at 105 single family residences and 2 condos and townhomes. The number of Altadena foreclosures is on the rise 25 out of 105 houses for sale are either foreclosures or short sales, with 5 new foreclosures hitting the market in January. This is not surprising since the banks are releasing their foreclosures after the first of the year and we expect to see that number rise over the next few months. Price per square foot of sold homes is holding it's own in Altadena at $310 per sold sq. ft. Los Angeles Times Dataquick service reports that Altadena ended 2008 with 356 sales at an average price of $509,500 which represents a 19.19% decrease in average sales price from 2007. There are certainly Altadena home deals to be found for home buyers and a nice home can now be found in the $400,000 range. Altadena Real Estate statistics for November 2008 through January 2009:

Leave a comment » Altadena Real Estate Market Report - November 2008Altadena real estate market update for November 2008The number of home sales in Altadena has plummeted in November to 17 from 30. That's quite a drastic drop in sales with December not looking any more promising since the number of Altadena homes in escrow at only 18.
Overall, the price per square foot is holding in the low $300s, but Altadena homes in the higher price range are just not moving. That's indicative of the Altadena median home price dropping to $360,000. Altadena homes on the market now are averaging around $730,000. The highest priced home in Altadena for sale in November was at 1690 East Altadena listed for $2,850,000. The lowest priced Altadena home for sale in November was at 849 Figueroa Drive for $240,000.

1 comment » Altadena Real Estate Market Report - October 2008November 2008 Altadena Real Estate Housing UpdateAltadena real estate is still seeing an increase in home listings. Inventory is increasing, prices are going down and sales will be decreasing in the next couple of months. Take a look at the number of Altadena homes with accepted offers (sales pending) and you will see a significant decrease from 37 in June to 22 in October. Starting with October 2008, I will be able to include the Median Sales Price which will help us in tracking the real estate market a bit more effectively. In the meantime, Altadena is still in a very strong buyer's market. Condos and townhomes in Altadena are still almost nowhere to be found, but for the persistent few who want to buy an Altadena condo there are a couple available for sale. If you are looking for Altadena foreclosures, here's a list of all Altadena homes that are bank owned and foreclosed.
