Sierra Madre home sales statistics are below for the last couple of months.  February's average price per sq. ft. for sold homes in Sierra Madre is a bit misleading since it's based on only 2 sales and is not truly representative of the real estate market in this foothill community.

Even though the inventory of Sierra Madre condos and townhomes was almost non-existent in the month of February, March saw an additional 3 homes listed, bringing the total number of condo and townhome listings available for purchase at 4. Median price sold for Sierra Madre is all over the place if you take a look at the graph below.  This is due to the unconventional and eclectic real estate market in this community.  Sierra Madre is known for the small cottages and bungalows as well as view estates.  The inventory of homes available for sale is low and at any point in time can vary significantly in its price point.  There are Sierra Madre homes available starting at $360,000 and going up all the way to over $2.5 million.

Sierra Madre Foreclosure Homes for Sale:

Foreclosure Radar reports that there are currently 3 lender owned (REO) homes.  However, this foreclosure inventory has not been released for sale as of the writing of this post.  There are currently another 25 homes that are in the pre-foreclosure process.  There is a land listing on Oak Crest Drive and 1 single family home that just came up on the market.  Get all the details for these Sierra Madre foreclosures listed on the MLS here.

San Gabriel Real Estate Homes Sold Statistics for February 2010

Latest San Gabriel real estate homes for sale information - February 2010

San Gabriel homes for sale statistics for the last three months are below for your information.  The data below was gathered from the Pasadena Foothill Association Multiple Listing Service.  For the most part, the last few months have been pretty steady.  Inventory is still low, but is on the rise. 

The number of homes sold in San Gabriel have been low during the months of Januray and February.  Of course, the homes sold data is related to the homes that went into escrow 30 to 45 days prior to the closing month which puts us back to home sales that took place during the Thanksgiving and Christmas holidays.  So the low volume is expected - it's the cyclical nature of real estate.

Looking back at the last five years of San Gabriel real estate sales data, it looks like the average sold price of homes peaked in May of 2006 at $726,000.  In February of 2009, the average sales price was $585,000.  This year, same period see the average sales price of $543,000.

However, it's interesting to note that five years ago, in February of 2005, the average sales price of San Gabriel homes was $551,000 which is only 1.5% higher than last month.  Given all the hoopla of the real estate market crashing, the home prices held pretty darn good overall.
