BUNGALOW HEAVEN

Bungalow Heaven is Pasadena's first Landmark District. It has many different architectural styles, but locals mainly know it due to its abundance of California Bungalows that were built between 1900 to 1930s.

Many of the bungalows here were built from kits - often at a cost of $1,000 - and delivered to Californians eager to build the low-slung, often single-story homes with the deep verandas and overhanging eaves that protect them form California's powerful sunshine.

There are so many beautiful bungalows here that it's impossible to point out just one or two. Take a walk through the neighborhood and explore it yourself.

Bungalow Heaven is located between Washington Blvd (north) and Orange Grove (South) , Lake Avenue (West) and Hill (East)

Hi Irina!

I was searching for information on Bungalow Heaven and look who I found. Great job! I actually could use your expertise. I have to give a lecture to the City of Mooresville about the finanical benefits of Landmark Districts. I thought Bungalow Heaven would be a great example. Do you have any numbers available that support the fact that prices in Bungalow Heaven are higher than streets just outside it? Or, to whom could I go to find them?

How great to hear from you. I was just thinking of you as I was taking a Pasadena Heritage architecture class and we talked about the Blacker House that you once sold! I was thinking of inviting you to do a guest post about your experience with the sale, if you have time, of course.

What an interesting challenge in getting the stats, but I was up for it. Here's what we have, looking at 2009, there were 31 sales in Bungalow Heaven. Average price per sq. ft. sold was $374, with an average sales price of $539,518.

I ran statistics for the streets immediately outside of Bungalow Heaven and in 2009, there were 57 sales with an average price per square foot sold of $345 and an average sales price of $514,655.

So... your theory was correct! Bungalow Heaven's Landmark District carries a higher home value.
