Tips and Tricks from WordCamp San Diego

I've been blogging for the last three + years and have learned little by little the ins and outs of using WordPress, the different themes that are available, as well as how to optimize my site for Google and search engines (SEO).

Yesterday, I decided to attend my first WordCamp which was held in San Diego.  I have attended plenty of REBarCamps and a RainCamp, but this was my first outing with the developers and brains that create, design and optimize business sites on WordPress.  To say that I was a bit hesitant is an understatement.  I really thought that everything would be over my head.  And... honestly, 80% of the presentations were.  Code, code and tons of geek talk.
However, I was able to accomplish several things.

1.  I met two of my favorite website developers.  The great minds behind Headway Theme - Clay and Grant Griffiths.  A father and son team who have revolutionized and simplified the design and functionality of a WordPress Theme.  I've been using Headway now for several years on several of my sites and have been very impressed with its flexibility and above all the customer service and support that is available.

Headway above all, allowed me to design my own site without having had any coding experience.  So imagine my surprise when I learned that Clay is only 18 and is an absolute genius.  Can you imagine being able to create such a powerful tool at 16?  I am just amazed!

WP DB-Manager - have used this one for awhile and is a great plug-in for repairing your databases!
WP-Page-Navi - Replaces Previous and Next links at the bottom of your search pages with numeric page numbers, i.e. 1-10 which makes it easier for Google Spiders to index your site.
Akismet - an absolute must to reduce spam comments.
Google Analytics - important insights into your blog traffic. If you use Facebook Comments - don't forget Facebook Insights.

Best Paid Plug-Ins:

Securi WebScan - monitors your site every 6 hours and notifies you if there's any strange activity taking place on the site. The goal is to catch any intrusion quickly and ensure that the site is secure. Should the website get hacked, the programmers review and remove the hack. Talk about peace of mind!
Back Up Buddy - love, love this plug in and have used it for awhile now. Makes it easy to back up and transfer your site in minutes from one host to another.

WordPress Hidden Gems by Sheri Bigelow from the WordPress Happiness Team

Here are some interesting WordPress publishing tips that I did not know:

  • If you change the slug of your post after the post has been published, WordPress automatically remembers and redirects all "old" slug inquiries to new ones.  No need for 301 redirects!
  • No need to copy HTML code when trying to embed a YouTube video onto your site.  Just copy the URL from the YouTube Video and WordPress does all the work for you.  This works with several  other sites.   Just experiment.   Tried it with my Chalk Festival post and just copied a URL for the video and it works!
  • Press This Feature in your Tools Page - just drag it to your bookmarks and this cool little tool will copy text AND photos from any website into your WordPress Blog.  Don't forget to link back and attribute!  Awesome!

LA Luxury Estate Sales are on the Rise

A diamond-encrusted lining is emerging in Southern California’s cloudy real estate market.

At least a half-dozen Westside mega-estates have sold for more than $20 million so far this year — creating a deafening buzz in local realty circles. Only a few home sales in other Southland counties have surpassed the $20-million mark.

On the horizon is the close of Candy Spelling’s larger-than-White-House-sized “Manor,” which has reigned supreme from its $150-million listing price perch in Holmby Hills for more than two years and is expected to eclipse last year’s record $50-million Bel-Air sale by a wide margin. A $100-million home sale this spring in the Silicon Valley is believed to have set a U.S. record.

Even though L.A.-area sales in this upper price sphere are outpacing those of the same period last year, this market sliver is still too small to be considered statistically significant. Yet real estate experts and agents are cautiously optimistic that the spate of sales signals a turning point in the larger market.

“It’s highly likely we would not see this activity if there wasn’t a growing belief that we were close to the bottom of the market, ” said Stuart Gabriel, director of the Ziman Center for Real Estate at UCLA’s Anderson School of Management. “Certainly on the Westside of L.A. we are close to the trough. That doesn’t mean there isn’t a likelihood of future price drops, but the worst is behind us.”

More than four years into the housing downturn, L.A.-area prices are generally back to 2003 levels, he said. Southern California’s median home price has fallen nearly 45%, to $280,000 in May, from the mid-2007 peak of $505,000, according to DataQuick, a San Diego real estate information service. The decline also reflects increased sales at the lowest end of the market, where cheap foreclosures are attracting cash-rich investors.

“All the increase we saw during the boom period,” Gabriel said, “has been purged from the system.”

Lower asking prices at the high end reflect the drop in many cases, said John A. Woodward IV, who teams with his sister Mary and brother Andrew through Coldwell Banker offices in Beverly Hills and Hancock Park. Among his listings is a 112-acre spread in Brentwood that was just reduced to $28.9 million. Priced at $65 million in 2008, the property went into foreclosure last year.

On the buying side, Woodward landed philanthropist Iris Cantor’s home in Bel-Air for a client for $40 million this spring, public records show — 24.5% off the asking price set in 2009. Its 35,000 square feet of living space includes a three-story entry hall, three kitchens, 12 fireplaces, nine bedrooms and 21 bathrooms.

Setting an asking price closer to the sales mark was actress Jennifer Aniston. Although the exact sale price of her Beverly Hills home has yet to appear on public records, the Trousdale Estates mansion is reported to have sold in the high $30 millions, having been listed at $42 million. The 10,000-square-foot house sits on an acre with ponds, fountains and outdoor living spaces.

As rarefied as this echelon may seem, standard real estate scenarios still play out for the most part. Mary Lu Tuthill, of Coldwell Banker Brentwood, encountered multiple offers recently with a Brentwood listing after a price chop.

“We had three offers on it when we sold,” she said of the ocean view compound containing an 18,000-square-foot main house, a 2,000-square-foot guesthouse, a tennis court, a swimming pool and a one-acre vineyard that went for $26 million. The equestrian property had been priced at $34.9 million in 2009 and reduced to $28.9 million this year, according to Multiple Listing Service records.

In addition to more realistic price setting by sellers, pent-up demand accounts for some of the recent activity.

“People who are buying haven’t just started looking — they’ve been looking for the last year and a half,” said Judy Feder, an agent with Nourmand & Associates in Beverly Hills, who has worked high-end and celebrity deals under the radar for years. “They are now stepping up.”

Feder represented the buyer of a Paul Williams-designed estate in Holmby Hills that closed in May at $21.5 million. The 1936 traditional-style residence of about 11,300 square feet sits on more than an acre. Priced at $28.5 million a year ago, it was reduced to $23.95 million in March.

“Wealthy buyers are taking advantage of the new adjustments,” said Billy Rose, an agent with Rose + Chang, Prudential California Realty, Beverly Hills. “They are picking up trophy properties that come on the market only every so often.”

Other sales this year in the $23-million range include a 12,000-square-foot Bel-Air manse sold by talent manager and serial remodeler Sandy Gallin that had come on the market two years ago at $32 million and a Beverly Hills mansion on nearly two acres. Actress Sandra Bullock jumped in as a buyer in this price range, landing a stately two-story home on four acres in Beverly Hills.

In addition to local names, international buyers also are participating in these mammoth deals.

“L.A. real estate is a bargain compared to other major cities around the world,” said Bret Parsons, an agent with John Aaroe Group. Taking exchange rates into consideration, he said, “we have the most value hands down.”

Parsons expects to see more $20-million-plus sales as L.A.’s Hillside Mansionization Ordinance, which took effect in May, makes it more difficult to build in the hills. “Flatter properties will be worth even more money,” he said. “If you can’t build your mansion you are going to have to buy a mansion that already exists.”

Concerns about inflation are another factor spurring real estate purchases among the very wealthy, said Paul Habibi, a UCLA lecturer and real estate expert. Putting excess cash into real estate can be a hedge against inflation.

“The rich are a pretty good proxy for wise economic behavior,” Habibi said. “On the whole, they tend to make good decisions financially.”

Plus, he said, $20-million sales generate enthusiasm, which can be contagious. “Maybe they’ll bring back what’s left of consumer confidence.”

How Correct is Your Home's Zestimate?

Zillow, the real estate website, made famous by their Zestimates has made some changes in their home value calculations algorithms.  There was a great article by Robbie Whelan of WSJ.com below.

Some of my thoughts on the subject:

  • Zillow Zestimates provide a base and somewhat of a starting point to consumers.
  • They have a high error margin.  For Los Angeles California, the median error is 6.2% - quite high!  Only 41.7% of Los Angeles Zestimates were within 5% of the actual sales price.  13.7% of Zestimates in LA were not within 80% of the sales price.
  • Using Zestimates to calculate your net worth as in the article below seems like an okay idea IF and only IF home owners realize that the margin of error is quite high take out the Z and understand that it is an estimate only that will really need to be validated by a real estate agent knowledgeable in the area sales and/or appraiser.
  • Overall, it's a great tool.  It gives consumers a historical perspective of the real estate performance for their area.  The price of an actual home might not be too accurate, but the trends that are highlighted are quite telling.

On June 14th, Bill Trumbo, a 68-year-old retired financial analyst in Phoenix, Ariz., logged onto his bank’s online personal financial management account and found that his house in Phoenix had lost nearly $100,000 in value overnight.

Huh?

The explanation came that same day, when the real-estate website Zillow.com sent out a press release saying it had modified the formula it uses to estimate the value of some 97.3 million American homes, known as the Zestimate, to expand the coverage of its database of homes and improve accuracy. The company had added 25 million new Zestimates, incorporated user-submitted data about improvements and gave greater weight to more recent sales data.

For some, the value of their home went up. Others saw dramatic decreases. Overall, Zillow says, most adjustments in valuation were of 10% or less, and the overall margin of error for Zestimates dropped from 12% to 8.5%, not far off the typical 5% margin of error that most home appraisers claim.

Zillow says that slightly more Zestimates went down than went up, but declined to provide more specific information about exactly how many home valuations went one way or the other. The company also said that there was little variation by region, except that in some markets, Zestimates were made “more accurate” by the revision than others. In Denver, for example, the margin of error for home-value estimates went from 12.2% to 5.5%, meaning that Zestimates there are 55% more accurate than they were before, Zillow says.

Some markets with more volatile housing markets and lots of homes changing hands in distressed-sale situations, saw more dramatic shifts, Zillow says. This is because the new algorithm for calculating Zestimates gives more weight than before to recent home sales, as a way of catching up with the most current local housing market conditions.

Mr. Trumbo, of Phoenix (where Zestimates were made 47% more accurate, according to Zillow), actually got both sides of the stick. His primary residence in Phoenix dropped in Zestimate value from $489,000 to $396,900, but a townhouse he owns as an investment property in San Francisco actually rose in value, from $670,000 to $737,600.

Still, his personal “net worth” statement, which incorporates the value of his house based on Zillow’s estimates, showed that he was $40,000 poorer than he had been a week before. He dashed off letters to Zillow’s CEO, as well as to the CEO of his bank, Wells Fargo, explaining that Zillow’s change had caused him to lose $40,000 in paper net worth.

“These changes have already affected pending financial decisions, but it’s really hard to predict the effect of adjusting the net worth of millions of Americans, by billions of dollars!” he wrote in one letter. “Consider the family that used Zillow when deciding on a home purchase two years ago. After paying their mortgage for two years, thinking they were ahead of the game, today they discover that they paid $50,000 too much for the home and were underwater on day one.”

Bill Garber, a spokesman for the Appraisal Institute, the main trade group for U.S. property appraisers, said that Zestimates, like most automated valuation models, or AVMs, are not used by appraisers as a benchmark because they are based on public information and information from local multiple-listing services that is often inaccurate.

“Zestimates are a form of AVM … AVMs have limitations, the biggest being the lack of inspection and oversight of any improvements. Complex markets render them nearly useless. They’re basically an aggregation of public records data, and public records are riddled with errors,” Mr. Garber wrote in an email. “Some AVMs are now intermixing MLS information, which is also filled with incorrect information. Garbage in, garbage out.”

Of course, the Appraisal Institute does have a dog in the fight — its members earn their keep by having homeowners or real estate agents pay them to do thorough appraisals of individual properties.

Zillow is not an appraiser, and has maintained all along that the Zestimate is purely a “starting point” for determining the value of one’s home, and not an appraisal meant for commercial use. In an interview, Zillow chief economist Stan Humphries emphasized that the company has “never advised that [the Zestimate] be used as a standalone appraisal,” and argued that the adjustment of home prices is “actually good for consumers” because Zillow’s algorithm for determining home values is now more accurate.

In a statement, Zillow added: “In fact, when a consumer has decided to buy, sell or refinance a home, we always recommend they contact a local professional like an appraiser or a real estate agent. Additionally, we have the only automated valuation model that allows homeowners and their real estate agents to update home facts, like number of bedrooms and bathrooms and square footage.”

Still, Mr. Trumbo is not alone in being upset. One Zillow user, in a forum on the company’s website, wondered, “why did our home drop $300,000 in one year?”

One can see why the homeowners who lost Zestimate value might be upset. The website’s brand has become entrenched, used by real estate voyeurs and homeowners alike. Other websites, such as Trulia and Redin, provide estimates of a house’s worth based on comparable nearby sales and tax assessments, but none claim to have such a sophisticated formula for calculating a home’s worth. And, of course, there’s that catchy name—“Zestimate.”

A question remains, though: If Zillow’s new formula is truly more accurate, and if that means that some people, like Bill Trumbo, see their home values fall even lower, can homeowners handle the truth?

House Hunting - Weekly Picks - San Marino & Pasadena

Looking for a home in Pasadena and/or San Marino? As I was previewing homes yesterday, these three homes for sale caught my attention.

The first home is in Pasadena and it's a "move in" craftsman located in Bungalow Heaven.  In chatting with the home seller when visiting, I found out that this house was purchased a few years ago in mid $600,000 range.  Since buying it, the home owner updated both the kitchen and the bathroom and spent quite a bit of time working on the yard which features many fruit trees and beautiful plants.

3 Must Know Steps to Buying a Pasadena Home Hassle Free

Our Pasadena area real estate website is visited by thousands of home buyers daily.  All of them with one purpose - finding a Pasadena home for sale that is right for them at the best possible price.   However, home buying can be very stressful.  So what can you do to take the stress out of  the home buying experience.

There are 3 absolute must "do"s to the home buying process:

1.  Schedule an appointment with a real estate agent for a full blown home buying consultation.

Do your research first.  Find a real estate agent by either getting suggestions from friends and family or googling them - for example:  google Pasadena Real Estate Agent.  See who comes up, read that Realtor™ on-line reviews and also click on some of the links to get a feel for who they are.  Once you identify a real estate agent, give them a call to schedule a consultation.

I always tell my clients - "information is power!"  The more you know about the real estate buying process, the easier, more hassle-free it will be for you.

At a real estate home buying consultation, you should expect to learn more about the real estate agent, market conditions, available home inventory in different price ranges, an overview of the home buying process.

Look for a Realtor™ who communicates well, makes you feel comfortable and also "interviews you" as well.  Great real estate agents are in demand and will be careful who they choose to work with.

2.  Get pre-approved for a home loan.

You should absolutely get fully approved for a home loan before going out to look at homes for sale.  Why?  Several reasons.  First, you need to understand what home price range you qualify for.  I always recommend that you have a comprehensive consultation with a mortgage broker or direct lender.  Your real estate agent should be able to provide you with several names of proven mortgage experts to work with.

During this consultation, which could easily take place over the phone, you and your mortgage broker should discuss your financial situation, expected down payment, whether or not you will be getting any gift money towards that down payment, whether you are self employed or a salaried employee, your expected monthly payment, your understanding of your credit score, etc.

Your lender will be able to give you an idea over the phone as to what price point you may qualify for, however, you will need to provide full documentation which will include your bank statements, pay stubs, and income tax returns.

This brings us to the 2nd point of the mortgage lender consultation.  A great home mortgage consultant will ensure that all the documents are reviewed and all underwriting conditions are cleared and anticipated BEFORE you start looking for your home.  This way, once you find your perfect dream home, you will be able to fully concentrate on that home vs run around to collect financial information.

3.  Keep your timeline flexible.

The most stressful time for most home buyers is during the end of the escrow period.  Remember that your real estate agent will be working hard to coordinate all home buying activities for you.  The contractual closing date even though it seems like it's set in stone is not always the actual closing date.  In most instances, home purchases close on a different day.  Why?  There are many variables and reasons for that, but the most likely scenario is that the lender or the home seller might need extra time for various reasons

Your real estate agent will be able to give you a pretty good idea of the closing date about 4 or 5 days before.  As much as you'd like to schedule that moving truck, wait! - until you get the go ahead from your agent.

Best practice is to schedule a few extra days, a week or even a few weeks to a month especially if you are dealing with a short sale!  This will help you keep your sanity.  Trust your real estate agent to guide you along this process.
