Alhambra Real Estate Update for 2Q09

Real estate activity is picking up in Alhambra. The number of home sellers has increased this month, but the number of buyers making offers and opening escrow is at it's highest at 25 in June. Alhambra homes are also selling pretty close to their asking price at 99.6% sold to list price.

The home buyers that I have been working with who are looking for Alhambra homes have experienced multiple offers and have to be fully prepared to act on homes they like otherwise they go into escrow fairly quickly.

Real Estate Statistics for Pasadena California - May 2009

As expected, the volume of sales has increased dramatically from April to May.

Pasadena home sales increased by 20% from April and homes under contract are 23% higher. Average selling price increased a bit as well. Close to 100 new home listings came up on the market, but the inventory is still a bit under 300 homes.

Malibu Homes for Sale - Beach Real Estate

Malibu is known all over the world as the community where Hollywood stars hang out.  Looking at films, you imagine desserted beaches, homes right on the ocean and semi-nude starlets everywhere.

Well... it is true to a certain extent.  There are many movie and tv stars living in Malibu among ordinary folks.  The community spans around Pacific Coast Highway and stretches from Topanga Canyon to Ventura County.  It consists of 21 miles of prime Pacific coastline.

My favorite Malibu beach is Zuma beach.  I forewarn you, you absolutely have to get there early to get a parking spot next to the sand.  There have been many times where we'd get there from Pasadena which is about an hour away and sit in the car for another hour waiting to get into the public parking.  Early bird gets the worm, right?

What I love about Zuma beach is that you can go hiking as well as swimming and surfing.  There's plenty of white sandy beaches and it's a true California experience.

Now how about home prices in Malibu?

Homes run anywhere from a bit over a million dollars to multi milliion dollar estates.  Median sales price for April 2013 was $1,980,000 for example.

Pasadena Real Estate Agents are now Held to a Higher Standard - Hooray!

Well, I've written about the lack of photos in our Multiple Listing Service and vented about this issue long enough here and on my other real estate blog - PasadenaViews. Now, I wish I could say that someone has listened at our real estate board, but that's not the case. Fortunately, the implementation of a new system called CARETS and the data integrity issues associated with that system, facilitated this change.

As of June 15th, all real estate agents in Pasadena are REQUIRED to have at least one photo uploaded with their home listing.

Also, real estate agents are finally required to mark their properties for sale to correctly identify whether or not a home listing is a short sale or a foreclosure. I can't tell you how often, I've shown a home to my home buyers only to find out later on that the home is a short sale and not a regular sale.

Oh... and how about the third rule about updating information about a home listing timely. Home buyers want to know whether or not a home is in escrow or sold or had a price redcrappy toilet - horror MLS photosuction. It's only common sense!

Here's what the Multiple Listing Service Announcement looks like:

KEY i-TECH RULES CHANGES


Beginning Monday, Ju
ne 15th, the CARETS Data Integrity Standards will apply to all i-Tech listings. Most of the rules that you have been following will remain the same. Below are three key differences.

1. MANDATORY PICTURE: At least one (1) picture related to the listed property MUST be included within five (5) days of listing entry.

2. SHORT-SALE/REO: You may not include any information regarding a short-sale or REO/bank owned property in the Public Remarks of a listing, including that the listing is Not a Short-Sale or REO. Shortly i-Tech will add mandatory entry fields for both sale types. In the mean time, use the Short Pay and REO fields under TERMS to designate the type of sale. Special information on the sale may be placed in the Agent Remarks section.

3. SUBMISSION DEADLINES: Entry and changes to listings must be made within 48-hours of the event, excluding weekends and holidays.

 

Now if it was me, I'd add some additional rules. Let's see... how about:

  • No more BLURRY PHOTOS!
  • Let's have a minimum of 6 photos to ensure that Pasadena home buyers will have a better understanding of what a property is all about and not waste their time.
  • No photos with old "stamped" dates allowed.

I am sure there are quite a few more things that should be disallowed and actually insisted upon. Ultimately, it's what separates a great real estate agent that cares about the homes they sell and their clients from mediocre ones.

Real Estate Housing Update for San Marino California

San Marino's real estate prices have always been driven by their top rated public schools, a small knit community and close proximity to Pasadena and downtown LA. As expected, San Marino real estate activity has stayed strong even in the down market and as Pasadena's real estate started picking up, San Marino housing market immedicately followed.

Inventory of homes remained pretty much the same last month, but the sales activity has picked up significantly and so did the price per square foot that home buyers are willing to pay. Take a look at the data below.

South Pasadena Real Estate Analysis and Inventory of Homes, Condos and Townhomes for Month Ending May 2009

The inventory of homes, condos and townhomes in South Pasadena is still very low and the demand is rising. Home buyers looking to get into a South Pasadena condo or townhome have very few choices and even the property located next to the Gold Line tracks went into escrow with mutliple offers. What does it mean to home buyers? If you see a home listing that you're interested in, call your real estate agent and set up an appointment to see it quickly.

South Pasadena home sellers just need to continue to price their homes correctly, prepare their property for the market by staging it and sit back to review the purchase offers as they start rolling in.

Banks are still holding on to their foreclosures and even though there is a potential of about a handful of foreclosures hitting the South Pasadena market over the next several months, the number of home buyers is still far outweighs the number of South Pas home sellers.
