Real Estate Activity in South Pasadena California - Home and Condo Sales for July 2009

Home sales in South Pasadena have been stable over the last few months with 13 single family homes sold in June and July and 11 in May. New listings are in the dozen range each month this summer.

Two new condo complexes went up for sale in July, thus increasing the number of available condos by 200% since June. I have been able to preview the complex on El Centro in the Mission District of South Pasadena. It has a very urban feel and look with open spaces, cement floors and exposed venting. It very much reminds me of the Prado building in Pasadena only on a much smaller scale. Even though it's new construction, in my opinion it's priced a bit high, at $400 to $500 per square foot, for its location right next to the Gold Line and a very spartan feel.

The other complex is at 815 Fairview Avenue also priced in the low to mid $400 per sq. ft. and built in 2009. featuring 1 bedroom with 2 bathrooms.

Given that only 4 condos and townhomes out of 22 new listings are resales and priced affordably, the choice for South Pasadena condo buyers is very limited unless you are looking for new construction and are willing to pay a premium.

It's interesting to note that the real estate sales activity has increased dramatically from January to June. Take a look at the chart below:

Alhambra Homes for Sale Report - Real Estate Activity for July 2009

It was an interesting month for Alhambra's real estate activity. Sales of single family homes declined a bit from June to only 14 homes sold. Condos and townhomes on the other hand had a significant increase - twice as many condos and townhome sold in July vs. June - but at a lower price per square foot. However, the number of inventory has increased for both homes, condos and townhomes.

The highest priced home sold in Alhambra in July 2009: 819 North Olive Avenue, Alhambra - sold for $576,000.

  • Single Family homes in Alhambra have sold at 98.72% of list price.

The highest priced condo/townhome sold in Alhambra in July 2009: 208 Palmetto Drive #E, Alhambra - sold for $498,000.

  • Condos and townhomes have sold at 100.80% of list price.

The inventory in South Pasadena is moving very quickly. South Pasadena home and condo prices are on the rise. Many "cash heavy" investors are out in the market competing with regular buyers. Multiple offers are still prevalent on well priced homes.

Lowest priced home sale in South Pasadena in June was at 1404 Oneonta Knl and sold at $681,000.

Highest priced South Pasadena home in June was at 543 Columbia Street which sold at $2,177,185.

Pasadena California Home Sales are on the Rise - 2Q09 Pasadena Real Estate Market Report and Statistics

The first month of the summer statistics for Pasadena home sales are in. June outperformed May and we're seeing increases in the price per square foot of sold homes, condos and townhomes.

Homes on average are selling at 96.41% of asking price, but 30 out of 68 June home sales sold at full price or over asking. That's almost 50% of sales!

Condos are selling at 96.76% of asking price with 14 of 39 sales at full or above asking price.

Townhomes are doing quite well as well with 3 of 15 selling at or above asking with a 95.71% ratio of sold to asking price.

Home buyers are still out in droves. All you have to do is visit an Open House on Sunday. Multiple offers are more and more frequent which will be evident in the increase of the sold to asking ratio and the Pasadena sales prices when we look at next month's real estate statistics.

San Marino CA Real Estate Sales for June 2009

San Marino real estate market did not show any drastic changes during the 2nd quarter of 2009. Number of homes available for sale has remained consistent in the mid 30s. Although the number of new listings decreased by 27% in June.

The least expensive home on the market in San Marino is priced at $1,180,000 and is located at 1445 S San Gabriel Blvd.

The most expensive San Marino home available for sale is priced at $5,600,000 and is located at 1505 Circle Drive.

The most interesting sale this month was an estate priced at $862.73 per square foot with an asking price of $5,625,000 that sold in 81 days at full price! This San Marino luxury estate was located at 920 Avondale Road.

11 San Marino homes were sold under asking price

On average San Marino homes sold at 96% of asking price.

Sierra Madre Real Estate Report for 2nd Quarter of 2009 - Home Sales and Statistics

Home sales in Sierra Madre were pretty consistent over the last two months and of course, a little on the slow side in April. Remember when looking at closed home sales, we're looking at properties that went under contract and in escrow a month to two months prior.

Absorption rate went down drastically from 37.9 weeks of inventory in April for single family homes to only 16.4 weeks. Homes in June sold on average of 95.54% of asking price.

Since there are not too many condos and townhomes, there were no surprises in statistics. Sierra Madre condos and townhomes sales stayed pretty consistent.
