Linda, we will definitely be seeing a lot more foreclosures coming our way this year. As you said, in this ever changing environment, it is critical to have a knowledgeable real estate agent to work with who is up on all the changes that are taking place.

I agree that 2010 is a year of opportunity for home buyers.

I think that we are going to see even more REO homes coming on the market as the government pressures banks to stabilize the housing market and the bank's process for moving this glut of bank owned homes becomes more practiced and efficient.

It is crucial that if you are going to buy an REO home in 2010, you find a good agent to work with. The best way to do things is constantly changing here as the government refines the rules of engagement. Just last week they opened the door for investors to flip REO properties in less than 90 days and come March 31st, the price of mortgage insurance is going up.

Hi Diane!

How great to hear from you. I was just thinking of you as I was taking a Pasadena Heritage architecture class and we talked about the Blacker House that you once sold! I was thinking of inviting you to do a guest post about your experience with the sale, if you have time, of course.

What an interesting challenge in getting the stats, but I was up for it. Here's what we have, looking at 2009, there were 31 sales in Bungalow Heaven. Average price per sq. ft. sold was $374, with an average sales price of $539,518.

I ran statistics for the streets immediately outside of Bungalow Heaven and in 2009, there were 57 sales with an average price per square foot sold of $345 and an average sales price of $514,655.

So... your theory was correct! Bungalow Heaven's Landmark District carries a higher home value.

Have fun with your presentation!

WOW-WOW-WOW. I guess I should check our local borads to see how many new brokers hit the street here. I cannot believe that 1500 new brokers are walking the street in CA in one month. Pretty darn scary.

Well everyone always thinks everyone elses job is easier and they all think they can do it better. I see brokers going out of business everyday because the job they thought was so easy kicked them to the curb within months.
