Pasadena Homes For Sale Real Estate Statistics for February 2010

See how pasadena real estate has done over the last 7 years.

Pasadena real estate median sales price for single family homes went up 8.5% from last month.  However, the median price is 17.1% higher than last February 2009.  Looking at the last 3 years, the picture is not so pretty, pasadena's median price is down almost 30% from 2007.

If you were to buy a Pasadena home 7 years ago, you'd still be ahead on your investment - about 30% ahead.  Average price per square foot in February 2003 was $287.

Interestingly enough, Pasadena condos and townhomes did even better 7 years running.  They are ahead over 45%.

Pasadena Foreclosure Statistics:

There are currently 15 foreclosure homes available for sale.

Average foreclosure list price is $451,580.

17 Pasadena foreclosures are currently under contract and are in escrow.

In the last 6 months, there were 56 foreclosure homes that closed escrow and sold on average at 101% of list price. 

35 of the 56 homes were sold over asking.  Some as much as 18% over asking!

Sierra Madre Real Estate Trends and Home Sales Info for Feb 2010

Sierra Madre home sales statistics are below for the last couple of months.  February's average price per sq. ft. for sold homes in Sierra Madre is a bit misleading since it's based on only 2 sales and is not truly representative of the real estate market in this foothill community.

Even though the inventory of Sierra Madre condos and townhomes was almost non-existent in the month of February, March saw an additional 3 homes listed, bringing the total number of condo and townhome listings available for purchase at 4. Median price sold for Sierra Madre is all over the place if you take a look at the graph below.  This is due to the unconventional and eclectic real estate market in this community.  Sierra Madre is known for the small cottages and bungalows as well as view estates.  The inventory of homes available for sale is low and at any point in time can vary significantly in its price point.  There are Sierra Madre homes available starting at $360,000 and going up all the way to over $2.5 million.

Sierra Madre Foreclosure Homes for Sale:

Foreclosure Radar reports that there are currently 3 lender owned (REO) homes.  However, this foreclosure inventory has not been released for sale as of the writing of this post.  There are currently another 25 homes that are in the pre-foreclosure process.  There is a land listing on Oak Crest Drive and 1 single family home that just came up on the market.  Get all the details for these Sierra Madre foreclosures listed on the MLS here.

San Marino Homes Sold Statistics for February 2010

San Marino real estate trends and home sales information

San Marino homes are missing in action... there's very limited inventory of homes for sale in San Marino under $2 million.  Only a few homes are available for sale under $1.5 million and plenty of home buyers ready to move their families into this exclusive city and send their kids to the best rates school district in California.

Looking at the last couple of months, the average sales price of a home in San Marino is close to $2 million and only a few homes came up on the market in February.  The three homes listed were between $1.98 Million and $5.388 Million.

Average San Marino Home Price Sold in January of 2010 was $2,153,000

Average San Marino Home Price Sold in February of 2005 was $1,670,000 - 9.3% lower than February 2010.

Average San Marino Home Price Sold in February of 2009 was $1,450,000 - 25.9% lower than February 2010.

San Marino's real estate 10 year trend:

This graph is pretty telling... San Marino homes continue to be a great investment.  Price per square foot has more than doubled since February of 2000!

Arcadia Real Estate - Homes for Sale Trends

Arcadia housing and real estate trends for February 2010

Arcadia's real estate statistics and homes for sale data is below for your review.  February showed a bit of a rebound in the price per square foot and broke through the $400 ceiling.  Looks like home buyers have purchased smaller homes for a bit of a higher price per square foot, but kept their average purchase price in the low $1 million range.

These homes also sold faster, on average in just a month.  However, the inventory is still pretty high at over 110 available homes for sale in Arcadia.

Looking at historical home pricing in Arcadia, it's clear that home buyers are getting good long term value and are building up home equity over time. The graph below shows that over the last 5 years, the median price increased by 8.8% from $615,000 to $659,000 overall.  This is including single family homes, condos and townhomes.

San Gabriel Real Estate Homes Sold Statistics for February 2010

Latest San Gabriel real estate homes for sale information - February 2010

San Gabriel homes for sale statistics for the last three months are below for your information.  The data below was gathered from the Pasadena Foothill Association Multiple Listing Service.  For the most part, the last few months have been pretty steady.  Inventory is still low, but is on the rise. 

The number of homes sold in San Gabriel have been low during the months of Januray and February.  Of course, the homes sold data is related to the homes that went into escrow 30 to 45 days prior to the closing month which puts us back to home sales that took place during the Thanksgiving and Christmas holidays.  So the low volume is expected - it's the cyclical nature of real estate.

Looking back at the last five years of San Gabriel real estate sales data, it looks like the average sold price of homes peaked in May of 2006 at $726,000.  In February of 2009, the average sales price was $585,000.  This year, same period see the average sales price of $543,000.

However, it's interesting to note that five years ago, in February of 2005, the average sales price of San Gabriel homes was $551,000 which is only 1.5% higher than last month.  Given all the hoopla of the real estate market crashing, the home prices held pretty darn good overall.
